How to read it
Counts need context. “1,000 homes for sale” means something different at $450K than at $1.2M. Compare price ranges to see where the market is tight or soft.
Price ranges drift. $475K was well above the Whatcom median in 2017 and is well below it today, so homes appreciate out of the lower ranges over time.
Median vs. average. When the average runs well above the median, high-end sales are pulling it up.
